Service Scope

HOA Docs Direct provides HOA lookup, resale document ordering coordination, follow-up communication, rush handling support, and related operational assistance based on the information supplied by the customer.

No Guarantee of HOA Response Time

HOA Docs Direct does not control the processing times, responsiveness, availability, pricing, or operating practices of HOAs, management companies, or third-party document portals. Estimated timing may change based on those third parties.

Third-Party Fees

HOA, management company, and platform fees are separate from our service fees unless explicitly stated otherwise.

Billing

Our service fee is charged only upon successful delivery of the requested documents, unless a separate written arrangement applies. Rush handling, bulk-work arrangements, or custom pricing may be offered separately.

Customer Responsibilities

Customers are responsible for providing accurate property details, contact information, deadline expectations, and any supporting order information needed to perform the request. Delays or failed requests caused by incomplete or inaccurate information remain the responsibility of the customer.

Delivery

A request is considered delivered when the requested documents or completed lookup results are transmitted to the customer or to the customer’s designated contact using the normal delivery method for that order.

No Legal or Title Advice

HOA Docs Direct provides operational coordination services. The service does not provide legal advice, title advice, underwriting advice, escrow advice, or interpretation of HOA documents.

Acceptable Use

Customers may not use the website or service to submit fraudulent orders, impersonate another person or business, interfere with normal service operations, or request work in violation of applicable law or third-party terms.

Limitation of Responsibility

HOA Docs Direct is not responsible for delays, refusals, missing records, inaccurate third-party information, portal outages, pricing changes imposed by third parties, or indirect losses resulting from HOA or management company actions outside our control.

Updates to These Terms

These Terms of Use may be updated from time to time. Continued use of the website or service after updates are posted constitutes acceptance of the revised terms.
